Fixed Wire Testing In Romford (EICR)
TISS Electrical carry out certified fixed wire testing across Romford for shops, offices and commercial landlords, inspecting and testing the permanent electrical installation in your premises against BS 7671 Wiring Regulations. Whether you trade from a unit in The Liberty or manage a shared office building near the Market Place, our engineers can work through the site in sections or outside opening hours so your business stays open. Every reading is captured using Bluetooth data logging and set out in a clear written EICR, and if the report finds anything that needs fixing, the same team can quote for the remedial work and carry it out.
TISS Electrical provide fixed wire testing in Romford and across the London Borough of Havering, inspecting the permanent electrical installations in commercial buildings of every size and issuing an EICR that shows whether each one is safe to keep using.
Romford is one of 14 metropolitan centres named in the London Plan, and its commercial buildings range from the Market Place conservation area, where Romford Market has traded since 1247, to The Brewery, which opened in 2001 on the site of the old Star Brewery. A period shopfront near the Market Place may have had its wiring altered several times over the decades, while a newer unit in a shopping centre will have far more recent circuits, so the engineer looks at the age and layout of each installation before any testing begins.
With teams of 2 to 20 engineers, TISS Electrical can take on anything from a single shop unit to a larger commercial building, and carry out any remedial work the report calls for without you bringing in another contractor. Tell us about your premises through our contact form and we’ll send a quote with the first available date.
What’s Covered In A Fixed Wire Test?

A fixed wire test checks the electrical installation built into your building, rather than anything that plugs into it. Our engineers inspect and test:
- Distribution boards and consumer units
- Power and lighting circuits, including the sockets and switches on them
- Earthing and bonding to metal pipework and structures
- Protective devices such as circuit breakers and RCDs
- Fixed equipment wired directly into the supply
Readings are recorded with Bluetooth data logging as the engineer works, and every visit is carried out by DBS checked engineers. If you want the wider background first, our guide explains what fixed wire testing involves and why it matters.
How Often Do Commercial Premises Need Fixed Wire Testing?
For most shops and offices, the IET’s Guidance Note 3 recommends a maximum of five years between inspections. Industrial premises have a shorter maximum of three years, because heavier use and harsher conditions wear an installation faster. The engineer can set an earlier date on your report if the condition of the wiring calls for it, and that date is the one to follow.
No law sets a fixed interval for commercial buildings. The Electricity at Work Regulations 1989 require employers to keep electrical systems safe, and regular fixed wire testing is the accepted way to show you’ve met that duty. It’s also worth testing when a unit changes hands or changes use, so the new occupier starts with a clear picture of the installation.
Is The Landlord Or Tenant Responsible For Fixed Wire Testing?
It comes down to your lease. In many commercial buildings, the landlord looks after the shared areas and the supply up to each unit, while each tenant is responsible for the installation within the space they occupy. Some leases put everything on the landlord and others pass most of it to the tenant.
If you rent a shop in one of Romford’s shopping centres or an office within a shared building, check the repair and compliance clauses in your lease before booking. Your lease may also require you to hold a current report, and we can test just your unit or the whole building, depending on who’s arranging it.
Can Fixed Wire Testing Be Done Without Closing Your Business?
In most cases, yes. Each circuit has to be switched off for part of the test, but the engineer works through the building one section at a time, so most of the site keeps its power. For shops that need to keep trading, we can test outside opening hours, including evenings and weekends. Let us know about anything that can’t lose power, such as servers or chilled display cabinets, and we’ll plan the order of testing around it.
On larger sites, we can send a bigger team to shorten the time on site and cut the disruption to your staff and customers.
How Much Does Fixed Wire Testing Cost In Romford?
The cost mainly depends on how many circuits and distribution boards the building has, with a different rate for work outside normal hours. You’ll get a written quote to approve before we book the visit.
To help us price the job accurately, send us:
- What the premises are used for and roughly how many floors or units there are
- Whether you’re arranging the test as the landlord or the tenant
- A copy of your last EICR, if you have one
- Any times when the power can’t go off
What Does An Unsatisfactory EICR Mean?
An unsatisfactory result means at least one part of the installation isn’t safe enough to keep using as it is. The engineer codes every observation so you can see which issues come first.
A C1 is the most serious. Something is dangerous right now, so the engineer isolates it on the day, with your agreement.
A C2 isn’t an immediate danger but could become one, so it should be fixed without delay.
An FI tells you the engineer couldn’t reach a conclusion during testing and needs to look further.
A C3 is advice only. If the worst thing on your report is a C3, the installation passes.
Who Carries Out Remedial Work After An EICR?
TISS Electrical carry out remedial work as well as testing, so the faults on your report can be fixed by the same team that found them. That can mean anything from replacing damaged sockets and cabling to fitting a new consumer unit or bringing earthing and bonding up to standard.
Every job is priced and explained before we start, and once the work is signed off we update your compliance records ready for your next inspection or insurance renewal.
Do Landlords In Romford Need An EICR?
Yes, if you let residential property. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the installation inspected at least every five years, give tenants a copy of the report and complete any required remedial work within 28 days. The local council can fine landlords up to £30,000 for breaching the rules.
If you own a mixed use building, such as a shop with flats above, the flats fall under these rules while the commercial space follows the workplace guidance above. We can test both parts of the building in the same visit.

Common Questions About Fixed Wire Testing In Romford
They’re two parts of the same job. Fixed wire testing is the inspection and testing of the installation, and the EICR (Electrical Installation Condition Report) is the document you receive at the end of it.
Most small shops and offices with a single distribution board are finished within the day, often in a few hours. On larger sites the time depends on the number of boards and circuits, so sending your last EICR or a floor plan helps us give you a realistic estimate before the visit is booked.
Any new electrical work should come with an Electrical Installation Certificate from the electrician who installed it. That certificate covers the new work only, so the rest of the installation still needs its periodic inspection on schedule.
Yes. We can arrange access with the centre’s management and test just your unit, so the landlord’s shared areas and neighbouring shops aren’t affected.
The engineer needs access to every distribution board and electrical cupboard, plus someone on site who can open any locked areas. It also helps to tell us in advance about any equipment that must stay powered.
Yes. If your PAT testing or emergency lighting testing is due around the same time, we can combine them through our combination testing, which means fewer visits to your premises.
