What is Fixed Wire Testing? (EICR)
Also known as an Electrical Installation Condition Report, fixed wire testing is a detailed inspection and testing of the permanent electrical systems built into your building. It covers the wiring in your walls, your distribution boards, switchgear and accessories, confirming your installation is safe and meets the requirements of BS 7671 Wiring Regulations.
This is not the same as PAT testing. Fixed wire testing looks at the electrical infrastructure of the building itself, not the equipment plugged into it. TISS Electrical provides fixed wire testing across the UK, with local teams based in Essex, Suffolk and Cambridgeshire and coverage nationwide.
Do I Need An EICR?
If you own or manage a commercial property, an industrial site or a rented residential property in the UK, the answer is almost certainly yes. An EICR is a legal requirement for residential landlords and the recognised standard for commercial and industrial premises under BS 7671 Wiring Regulations.
Even if your electrics appear to be working fine, the wiring and systems behind your walls age over time. Connections loosen, insulation degrades and protection devices wear out without showing any visible signs. Fixed wire testing finds these faults before they cause fires, electric shocks or expensive failures.

What Do The EICR Classifications Mean?
Every issue identified during an electrical installation condition report is given a classification code based on the level of risk it presents. Here is what each one means.
C1 means immediate danger is present and the affected circuit must be taken out of use until the fault is resolved.
C2 means potential danger exists and the issue needs addressing as soon as possible.
C3 means an improvement is recommended but there is no immediate safety risk. These are worth addressing during planned maintenance or refurbishment work.
FI means further investigation is required before the issue can be properly assessed.
